Cobb Property Management provides the following services for a low monthly management fee: Advertise vacant properties, show properties to prospective tenants, verify and approve rental applications, establish a legal residency, collect the monthly rent, maintenance and repairs, monthly and yearly statements as well as 1099’s for tax purposes, non-payment of rent, termination of lease or rental agreement
Advertise Vacant Properties
Cobb Property Management will place a "For Rent" sign on your property and coordinate advertising your property on the internet. Our internet presence allows properties on average to rent within thirty (30) days or less. Cobb Property Management is also a REALTOR® and a member of the Multiple Listing Service that will allow other agents knowledge of your property.
Show Properties to Prospective Tenants.
Cobb Property Management will show your property to every interested prospective tenant. The company will set appointments, provide applications and present the material information to each interested person. Cobb Property Management abides by the Federal Fair Housing Act and will not discriminate against any protected class of people.
Verify and approve Rental Applications
Cobb Property Management is interested in renting to individuals that pay their rent on time, take care of the owner's property and do not disturb the neighbors. To determine if a prospective applicant meets these requirements, Cobb runs a credit check upon the applicant, verifies previous rental history and current employment status. This check helps prevent potential problems with future tenants
Establish a Legal Residency.
Cobb Property Management has the necessary legal forms to create a tenancy between the company and a prospective applicant. The legal forms set forth clearly the relationship between the Cobb Property Management and the resident. In addition, the documents clearly state the duties, responsibilities and obligation of the tenant. The documents also set forth the consequences and penalties for failure to comply.
Collect Monthly Rents
After the tenant has moved into your property, Cobb Property Management will collect the rent on monthly bases. The funds are deposited into an owner-agent trust account. Your funds are insured by the FDIC up to $100,000.
Subcontract Maintenance & Repairs, if any
If your property should need repairs or maintenance, Cobb Property Management will send qualified independent vendors, sub-contractors or technicians to take care of the repair items. These repairman provide a quality service for a reasonable price. Cobb Property Management has developed long term relations with many of its vendors. The company works on a high level of trust and confidence that has been developed over many years.
Many of our vendors achieve maximum benefit or repair for a minimum amount of expense.
Monthly and Yearly Statements
On the 20th day of each month (except weekends), Cobb Property Management will provide a monthly statement which can be viewed by individual owners at any time on this website showing the amount of rent collected and the management fee deducted less maintenance, if any.
Each December a statement is generated which will contain a summary of the revenues and expenses for the month and a year-to-date report of revenues and expenses. In addition, Cobb Property Management will file a 1099 for each owner.
Non-Payment of Rent.
If, for any reason, the tenant fails to pay his/her rent, Cobb Property Management will automatically initiate the procedures necessary to evict the tenant. Since many of Cobb Property Management's owners are out of state or out-of-town, Cobb Property Management will retain an attorney to file the eviction (forcible detainer) for non-payment of rent with the Justice Court. If at any time the tenant pays the rent with late fees and the associated expenses incurred to that point in the month (attorney fees, court filing fees, process server fees), Cobb Property Management will dismiss the legal action. The objective of the company is to protect the owner's rights and property at all times.
Termination of a Lease or Rental Agreement.
Almost all tenants give proper notice and vacate the property in a clean or somewhat clean condition. Upon the termination of a lease or rental agreement, Cobb Property Management will walk through the property, account for the condition of the property, charge related damage or excessive wear and tear to the tenant's refundable security deposit and return the balance to the tenant. Between tenants is the best time to coordinate deferred maintenance or repairs. The company will coordinate the clean-up and fix-up of the property and contact the owner should there be items that require his or her attention.
